How to build a personal brand in Dubai real estate.

A real estate personal brand in Dubai rests on three things: proof that you know specific communities, a steady flow of useful content with your face on it, and advertising that follows the rules. Property ads need a Dubai Land Department permit through Trakheesi, and promotional posts online can also fall under the UAE Media Council’s advertiser permit.

01 · Niche

Pick communities, not the whole city

Buyers trust the agent who knows their building: the service charges as published, the school run, the handover history. Choose two or three communities or one type of buyer, and make everything you publish prove that knowledge.

02 · Content

Teach first, then list

The content that builds a name answers questions: what a service charge covers, how a snagging inspection works, what changed in a community this quarter. Listings belong in the mix, and each one needs its permit. A weekly rhythm you keep beats a daily one you drop.

03 · The rules

Permits come first

The Dubai Land Department requires real estate ads to carry a permit issued through its Trakheesi system, and since April 2023 a QR code through its Madmoun service, so a buyer can check the ad is approved. Separately, from 1 February 2026 the UAE Media Council requires an advertiser permit for people who publish advertising content online from within the UAE, paid or unpaid, with some exemptions.

Which rule applies to which post depends on who is advertising what. Check with your brokerage and the regulator. This guide is general information, not legal advice.

04 · Your own site

A home base the portals cannot give you

Portal profiles look alike. A simple agent site with your communities, your answers and a WhatsApp button is the page Google and AI engines read when someone searches your name. Link it from every profile.

05 · LinkedIn and AI

Where investors and AI look

LinkedIn is where developers, fund managers and referral partners check you. More buyers also ask ChatGPT or Gemini which agents know a community, and consistent facts on your site and profiles are what those answers are built from.

Questions, answered.

How do real estate agents build a personal brand in Dubai?

Choose a niche, publish useful content about it every week, keep a simple site of your own, stay consistent on LinkedIn and Instagram, and put the right permit on every property ad.

Do I need a permit to post a listing on Instagram?

In general, yes. Property ads in Dubai need a DLD advertising permit through Trakheesi, which your brokerage obtains. Confirm the specifics with your brokerage before you post.

Does the Media Council advertiser permit apply to agents?

It applies to people publishing advertising content online from within the UAE, with exemptions. Whether your posts need it depends on what you promote and for whom, so check with your brokerage or the Media Council.

Can a personal brand guarantee more leads?

Nobody can honestly guarantee that. You can measure it: enquiries by source, profile views and what AI answers say about you over time.
